The property is located in the San Luis Valley, Colorado on Sangre de Cristo Ranches.  It lies one mile, as the crow flies, from Malcolm Forbes' personal lodging.

PRICE:  The home will appraise at $550,000.   I believe a viewing of the house, would leave anyone delighted.  The San Luis Valley landscape and its diverse terrain is simply magnificent.  I have not yet put the house on the market.  If I do so, I will ask appraisal price.

The house has approximately 5,000 square feet, and a 1,500 sq. ft. separate garage built to house a bus-style RV.  The home sits on 5.8 acres.  It is off the grid and is powered by solar, wind turbine and an LP gas generator.  It has radiant floor heating, granite counter tops in the kitchen, and Vermont casting fireplaces (1 large, 1 small).  The home is three stories, has 3 surrounding outer decks, 3 bathrooms, four bedrooms and more bedrooms can be added downstairs.

The San Luis Valley is the highest alpine valley in the world, encompassing over 3,000 square miles with some of the richest areas in the country for outdoor recreation.  It's a major flyway for Canadian geese and numerous other waterfowl.  It also has a great deal  of rivers and lakes for fishing.  Abundant wildlife, such as mountain lion, elk, deer, antelope, and black bear have been seen on the property.  Though the property itself is 5.8 acres there are thousands of acres of BLM and Forest Service lands that can be used for hiking and biking.  There are endless opportunities for any outdoor enthusiast.

The house is 75 minutes to Angel Fire ski resort in Taos, New Mexico; 2 hours from Wolf Creek ski area;  1 hour from La Veta Championship golf course and 1 hour from Alamosa's Cattails Golf Course; there are 4 thermal hot spring locations in the valley (two spas and two pools).

The valley's economic growth is a steady 2% per year.  It was never caught up in the sub-prime and teaser loans debacle.  However, this unspoiled area is beginning to be discovered.

The San Luis Valley can be reached by flying into Denver and taking a shuttle flight to Alamosa.  If any further information is needed, please feel free to contact us at the numbers above.
